Home Owners Insurance – What to look out for?

1) What are the “important” questions to ask while getting a quote?

2) So far I received several quotes already and all of them vary quite a bit. What are the most important points I have to look at, so I can compare “Apples-to-Apples”.

3) The property is sold in the $600k range, but the “replacement value” on the quotes is usually in the $200k to $300k range. Is it normal for the replacement value be so much lower than the selling price?

I recently had my car broken into in front of my house, as did 7 other neighbors. We had several items taken: Zune, baseball tickets, passport, wallet, noise canceling earphones, sunglasses, prescription glasses, watch (I know it was dumb to have that much stuff in the glove compartment and center console). Anyway, we filed a police report and then filed a insurance claim. I was told to send in a list of items that were lost, approx. how old the items are, and what the cost to replace the item will be. Well, I just received a letter stating I need to provide receipts for the items. I called the insurance office and said I don’t have receipts for the Zune but I have a serial #, I don’t have a receipt for my passport (I can show pictures of Europe and can provide the stolen passport #), I don’t have anything for the noise canceling earphones because they were a Christmas gift, but I can provide info for the watch, glasses, sunglasses. I was told that I need to call my in-laws to ask them for a receipt for the headphones, which I did and they don’t have anything (it has been 9 months). I was told I need to figure out something else to provide proof that I had a passport. Is this legit? What can I do? It seems like they are making me out to be the criminal. I have had the same insurance company for my cars and homeowners since 1996 and have not made any claims on either policy! The insurance company sure has no problems collecting my premiums but when something happens they sure don’t want to have to pay.

My toilet water valve broke and leaked throughout the floor.
I had a friend come over and check out the damage and he said that the floor needs to be replaced becuase it is about to fall through. The water soaked through the floor and damaged the downstairs apartments ceilings. Their ceiling is now falling down and needs to be replaced as well. Will home owners insurance cover this?
The friend never made a repair he just said that the floor needs to be replaced.
Also, its not an apartment i live in a duplex shared with my aunt. It is her toliet that ruined my ceiling in the bathroom.

I am renting a house and while i was at work the hose to the washing machine broke and completely flooded the house. The house is pretty bad but none of my belongings are ruined. I was wondering if i am at all responsible for the damage. From what i understand, renters insurance is only to cover my belongings and the homeowners insurance should cover all of the damages to the house. My landlord keeps asking if i have renters insuranece, and i dont, but that only covers my belongings, right? Therefore, it shouldn’t matter if i do or don’t because the homeowners insurance will fix the damages. And she told me that the homeowners insurance has a $1,000.00 deductible. Am i responsible for that too?

I am thinking about buying a trampoline for my children for the backyard. I recently heard that having one can make your homeowners insurance be outrageous. I don’t own my house yet but am in the process of buying it so it just made me curious.

Does anyone know if this is true or not? I’m sure there will rarely be any other children on the trampoline than my own kids, and they do have health insurance if something were to happen to them.

The trampoline I am thinking about getting does have the safety net enclosure.
