Need homeowners insurance for condo. Dropped for making late payment. Have condo over 15 years and never made any claims. Recently filed bankruptcy. Need insurance asap. Are there any insurance carriers that rely more on claims history than on credit these days? This is first time I have ever been dropped.

Go sit down with an independent broker. That’s an agent that writes for several companies. They should be able to place you.

You can get insurance. However, you may have to pay more for it than you did in the past.

My husband and are in the process of purchasing a small home. We are seniors living on a fixed income and have to watch every penny. We have two weeks to find the homeowners insurance and they all seem to be so high in price. Does anyone have any ideas how we find an affordable homeowners insurance?

You need to have a policy to satisfy the Bank unless you are paying cash for your house. The homeowner hazard insurance your Bank more than likely requires you to purchase is an all risk policy called an HO3, one that replaces your house, and replacement cost is what the insurance company uses to base its premium that they charge you. Usually the Bank in not concerned about the amount of deductible you include in the policy so remember the higher the deductible the somewhat lower the premium. I would ask an insurance company to provide you quotes on an HO3 with several deductibles like $ 500, $ 1,000 and $ 5,000 to see how affordable those premiums might be for you. Liability and medical payments cost very little and having them may prove to be important so having $ 300,000 or $ 500,000 liability and $ 2000 or $ 5,000 medical payments won’t break the bank. You can always make changes to your policy AFTER you purchase the house as long as you comply with the Bank’s policy.
If you live in states like Florida or the Hurricane alley states you may only have a few companies to choose from whereas your choices will be numerous in most other states. Find an independent agent to help you with your search and don’t begrudge him his commission when he finds the lowest cost premium insurance even though it may be more than you want to pay.

Oh, thousands and thousands, IF you can find someone willing to do it at all.

Most companies won’t insure log cabins. Many don’t want extremely rural properties (lack of fire protection). Part time residences, well, companies don’t like to write them stand alone.

Ask the current owner how much he pays, and who it’s with – then call them, and ask them if you were to buy it, would they write you a policy, and how much would it cost.

A question from kmcdonald: Will home insurance cover tree roots causing water to enter my basement?
I live in montana, and tree roots have grown under my foundation and drawn up ground water, created a path for the water to follow, and separated my foundation from my footing allowing water to enter my basement. Will any home owner’s insurance cover this type of damage or repair? It is a city tree, would they be liable? Thank you.

I think the more important question is were you happy with your insurance company after you had to file a claim. it is easier to be happy when you are just paying premiums and have no claims/losses. i advise you check into consumer ratings of different companies; i believe Clark Howard -a consumer advocate- has info about this on his website. also get everything in writing and keep notes regarding all conversations with anyone in your insurers office. we were with state farm for many years, had no complaints (premiums were not out of line with norm) and then we had a claim and have been/are extremely dissatisfied. good luck!

A question asked by Richard F: Will my homeowners insurance cover two vehicles that were crushed by my carport?
In Dallas, TX yesterday we received almost a foot of snow at my house. I had two of my cars under a carport that collapsed under the weight of the snow on the roof. One was a convertible and one had T-tops. Both appear to be crushed as the convertible roof didn’t support any weight when it fell. One car has liability only and the other has no insurance at all. I have homeowners insurance through Safeco. Will it cover the damage to my vehicles or am I screwed?

Typically not. If they weren’t your cars and you had some negligence in the damage it might but since it sounds like they are your cars and the snow caused it they will NOT be covered under your homeowners policy. Sorry
