Question by dallas patent: What sort of homeowners insurance do I get on a house that I buy to refurbish but not live in? Is cost high?
I am considering buying a house to flip, but I will put it an LLC. I need to find out if the insurance on the house will be reasonably priced. I won’t be living in the house but will be there almost daily.

Yes, but I think it would be easier to call a tree service and have it removed. That way you’ll save your insurance deductible and your claims free discount, not to mention avoiding the risk that someone could get hurt or killed when the tree falls.

Best to shop around as it is your post code that denotes the cost. If and when you do take it out make sure you read the policy as insurance companies don’t like paying out on claims and will try anything to avoid doing so.

Question by : Does anyone have experience with Amica homeowners insurance in Texas?
I am looking to change homeowners insurance since state farm is raising my rates 30% for my county. I have gotten quotes from Allstate, Farmers and Amica and by far amica is the cheapest for the same coverage. I have read a lot of good things about Amica but am nervous since there are no actual agents in my area. I wanted to see if any had experience with them in texas.

I don’t have experience with them in Texas, but I do in NYS. I can tell you that they are a well rated and trustworthy company. Most of the major carriers have excellent online and 800 # systems for their insured’s nowadays. You’ll find that most everything you are used to doing with your agent can be done over the phone or online.
If you are very uncomfortable not having a specific rep you can always use one from anywhere in Texas and at least build an over the phone relationship with them.
As far as claims and rate changes Amica is on the same level as your State Farms and Allstate’s. I would go for the best price in this situation.

Question by sherry c: Is there any type of homeowners insurance that will pay for the maintenance?
A friend was telling me that if you are buying a home and have homeowners insurance and you have maintenance problems (roof needs repairing or replacing, water heater goes out, etc) that the insurance will pay for this. He also said that if you needed smaller repairs (plumbing, etc) that would be the homeowners responsibility. I thought anything that went wrong with the home , if you were buying, would be your responsibility.

We have oil heat, and there is a service plan available. It is expensive, but it includes service for breakdowns, and one maintenance/cleaning service call a year.
Homeowners’ insurance will not pay for wear and tear. That, i’m afraid, is your problem.

A question from N0_white_flag: Will my Laptop be covered by my homeowners insurance?
My nephew is/ going to be in the hospital for a few months. I would like to loan him my old laptop to use. If anything happens to it, (mainly concerned with theft) will my homeowners insurance cover it?

Most homeowners policies are $ 500 or $ 1000 deductible, so even if they cover it (which is uncertain without asking them), unless it’s worth substantially over the deductible, it wouldn’t do you much good to file a claim.

Question by earl p: How does home insurance handle placement after fire destroys your home?
I have insurance with state farm, and weds my house burned down. that night red cross gave me one night in a hotel, and said that my insurance will handle placing me in another home. my question is how does it work exactly? do they just put me in any random place, can I give suggestions, can I atleast suggest an area, how long do they actually provide a place for?

according to construction companies it would take about 5-6 months to rebuild.
