i know that i live in a suburb of tampa and our rates have doubled in 5 years and i live in a 2bed older home. homeowners insurance and property taxes is our main fight in florida right now. our new governor is working out some issues to get them to come down in rate deductions
Oh, Florida is the homeowners nightmare capital of the USA. The HOMEOWNERS, excluding flood and wind, should run you about $3,000 a year.
he flood, which will only cover up to $250,000 of the building (so you’d better be able to put $100K down, you can’t get a mortgage for more than you can get insured!) will likely run you another $3,000, and the wind coverage (read, hurricane) might be as high as $5,000, depending on when you buy it – because the FL windstorm association is getting ready to take a 60% rate hike any day now, and NEXT year the wind premiums should double from that (my guess).
I can’t imagine why you’d want to buy real estate in FL. It’s getting ready to collapse.
