my home owners insurance sent me a letter stating i need new shingles, not a new roof but new shingles b 4 winter sets in or i will be dropped i cant believe this my shingles look fine but i guess i will replace them can u all tell me the pros and cons of replaceing new shingles since i have never heard of this r had it done

Yes, since all the terrible storms in the last few years, insurance companies are beginning to drop many people.
Have an inspector take a look at your roof. If it is not true, get a new insurance company.
How old is it ? Yes some insurance companies are using the tactic of telling people to replace things just so they can drop them if they are not replaced. You can call them and ask for a written reason for them requesting the shingles be replaced. You can also have it inspected and if your inspector says OK then you will have to fight with the insurance co. Have you had claims before ? They may just want to get rid of you for that.
I would verify with my agent the authenticity of the letter first.
Have a contractor look at the roof and see if there is any hail damage to your roof. If there is, you can get the insurance company to replace the roof. Have the contractor there when the insurance inspector comes to look at it.
If there is only one or two layers of shingles on your house you don’t need to take off any shingles, just shingle over them. You can have up to three layers without a problem.
Shingles are usually guaranteed for X amount of years depending on the quality of the shingles. If just applying a new layer of shingles you can easily do this yourself. I’ve done it several times…. with my dad and my husband! So if a Girl can do it so can you! ;^)
for the past few year we have had some really bad storms, and insurance companies have paid out the ***** for these storms With this being said, i am not sure how many times they have redone your shingles. Most companines will just put new shingles on top of the old ones, however, i would check with my insurance company, ask are they wanting you to remove the old ones, to the decking or if the roofers can just put new shingles on top of the existing ones. Either way is good. If the insurance allows you to put new on top of old, please weigh out the costs. If they have to remove to decking, they will have to put a huge dumpster in your yard to scrap off the old, then put down new paper, then shingles. This will add to your expense, now if the insurance company will allow you to add on top of the existing ones, then the cost will not be as bad. and you have more up there than before and helps keep the water out of the house better. however, keep in mind that you can’t have more then 5 layers of shingles with removal.
Before you start this do two things:
1. Check with insurance to find out which way is exceptable. If either is weigh out your options.
2. Call your local BBB, ASK THEM WHO HAS HAD COMPLAINTS, AND WHOM THEY RECOMMEND. If you find one on your own, check with them before you hire anyone.
3. whomever you choose, find out the payment plan, is it 1/3 up front, 1/3 in middle and 1/3 upon job being finished. Read contract very careful, don’t just sign. If this is going to take more than a day, are they going to cover the roof nightly as a protection in case it does rain., if they don’t who pays if it ruins the decking and rains inside your home and your ceiling falls down (can and does happen, happen to hubbys aunt and she had to pay for the contractors mistake) ASK QUESTIONS!!!!!

What is their reason for requiring you to replace the shingles (which by the way IS a new roof) Are they deteriorated? Are they shake (wood) shingles. These are a fire hazard and are outlawed in many areas. You can re-roof yourself, but it is alot of work. If you do it yourself, check how many layers of shingles you have already, since you may have to tear-off. Most of the U.S. allows a max of three layers.
