American Home shield is a good insurance. I had it for several years until I change every things on my house. It is good to have and you will be happy about it when you find out that you have to change the whole cooler system only for small fee or washer or any thing else.

I have had AHS for many years. They have covered multiple homes for me in multiple states. I can’t even begin to tell you how much $$$$ I have saved by having the policy. I will never own a home without AHS.
The policy is pretty straightforward. There was only one time that I had to pay more than the service call, and that was when they replaced my A/C unit. By law if the unit is replaced it must meet the current code requirements, and I needed some electrical work done to bring it up to code. It cost me a couple of hundred dollars, but compared to what I would have spent to replace the A/C (quotes were in the $6-9K range) it is peanuts.
Typically, they have been very good. We have free coverage on all our listed homes for the sellers, in hopes we, the seller or the buyer will purchase the warranty for the new buyer.
The prices are fair and the deductible fair, considering the amount of things the warranty covers. Prices vary depending on the area you live in.

I bought a new home (new to me) last Sept. I was told American Home Shield was worthless but the seller paid for it so we took the coverage. About 2 months after we moved in we noticed baby’s room not cooling properly. AHS sent out one of their A/C guys and he said the unit was too small for the house. AHS advised they would not cover the cost of a larger unit even though the coverage I purchased was for “pre-existing” issues as well. So bottom line is get a good Homeowner’s policy (i.e. USAA, State Farm) with as low of a deductible as you can afford and don’t mess with American Home Shield. Good luck.
